General Home Inspection

A home inspection is a thorough examination of a property to assess the condition and identify any potential issues or defects. Home inspections typically include a visual examination of the property’s structure, roof, electrical and plumbing systems, HVAC, and appliances. Inspector Jo is also licensed to test building radon levels.

Home Energy Audit

Home Energy Audits are visual and semi invasive examinations of the property as a whole integrated system. Using both qualitative and quantitative measures such as blower door tests, room pressure diagnosis, thermal imaging hvac static pressure testing, combustion safety testing and more. With the results of a full home energy audit, the homeowner is left with step by step work scope of insulation, air sealing, and durability repairs to help improve the energy efficiency and occupant comfort inside the home.

New Construction Inspections

There are many stages and phases to buliding a home and Inspector Jo can be right there with you for most of the process. In Illinois most new home builders have a pre-drywall inspection to ensure that all the framing, insulation, ducting, wiring and air sealing have been done correctly before adding drywall. Additionally, most new home builders will have a pre-closing inspection to ensure everything in the new building is up to shape and does not need repaired by the builders before move in. A third new construction inspection, is the 11 month warranty inspection, designed to catch and repairs need before the builder walks away from their warranty.

Typically, this test is completed as part of a new duct installation or a sealing a repair of an existing unit to prove efficient air tight installation. Duct Envelope tightness testing measures the about of air leakage in your duct system. With this knowledge hvac contractors can have a measurable number on how much they have improved or need to improve the tightness of the ducting system.

Blower Door Testing

Included as part of a home energy audit, blower door testing is a quantitative way of measuring air leakage and comfort disparities within a building. Using this diagnostic testing provides a repeatable and measurable baseline for what amount air leakage your building experiences. Blower door testing is available as a stand alone service as well, although it is always accompanied by a combustion safety test to ensure occupant healthy and safety concerns during and after testing.
