New Construction Inspections

What are new construction inspections and why do I need them?

There are multiple phases in the construction of a new home from pouring of the foundation, building the structure and envelope, to adding the final finishes inside. Each phase should be properly inspected to ensure building structural safety and proper install. Inspector Jo is here by your side through three of these phases.

Pre-drywall inspections are essential, as they are the only opportunity for a 3rd party inspector to ensure the structure was built according to modern standards.

Pre-closing inspections are necessary to make sure all the finishings, fixtures, systems and plumbing function as designed.

Warranty inspections (11-month) are the home owners last opportunity to have any concerns addressed by the builder before they walk way. (We often find concerns from the pre-closing inspection that were never fixed a year ago)

Key Elements of a New Construction Inspection

Pre-Drywall

Our first inspection on a new property is typically the pre-drywall phase. Here we can inspect the physical structure of the building, the ducting, the air sealing, and also often the first stage of insulation.

Pre-Closing

Typically completed before final closing, this inspection is similar to a general home inspection, but with a more careful and eye for detail. This is the last chance to find any necessary repairs to all parts of the building, including cosmetic issues, before the owners move into the property.

Warranty

Before the end of the builders 1 year warranty, we return to do a second full home inspection on the property. This is the final change to catch any issues on the property before the builder walks away from their warranty and all responsibility to the building structure.

Properties we often audit

  • Single Family Homes
  • Stick Built Structures
  • Brick or Masonry Structures Properties
  • Townhomes
  • Condos
  • Multi-unit Buildings

What to Expect

Depending on which inspection you’re requesting the time may vary. Pre-drywall inspections typically take under an hour, pre-closing and pre-warranty inspections are typically 2-3 hours. You are not required to be present during any of the inspections, however most home owners enjoy the building process and like to be present for part of the inspection to ask questions.
